The resale market for four-bedroom homes in Culcheth currently spans a huge range — from around £392,000 for a well-presented detached on Ribchester Gardens up to £900,000 for a premium extended home on Twiss Green Lane. Where Holcroft Gardens sits within that spectrum depends on what you're comparing it to, but for buyers who want a new build with modern energy efficiency and no chain, the pricing is realistic for what's on offer.


Five and six-bedroom homes
At the larger end, the pricing released this week looks particularly competitive. The Glenford five-bedroom home with study comes in at £660,000, well below resale five-bedroom homes in Petersfield Gardens currently listed between £800,000 and £850,000. The Rutherford at £850,000 matches the top of the current resale five-bed market, and The Woodford six-bedroom detached at £860,000 looks exceptional value at a time when premium five-bedroom homes on Twiss Green Lane are asking well over £1.2 million.

Now that pricing is confirmed, Holcroft Gardens moves from something people in Culcheth have been watching to something they can seriously plan around. The development adds meaningful supply to a village where just 46 homes are currently listed for sale — a tight market that has kept resale prices firm for some time.
