Price growth across Culcheth as a whole has been well documented. The overall average sold price across the village is up 13% year on year according to Rightmove's Land Registry data. But averages only tell part of the story.
Within Culcheth, the picture varies considerably from street to street, and some roads have seen growth that runs well ahead of that headline figure. Here is what the data actually shows, street by street, using Rightmove's own year-on-year calculations pulled directly from Land Registry records.
One important caveat before diving in: these figures are based on the volume of sales that have registered in each period. On quieter roads where only two or three homes sell in a year, a single high-value transaction can move the average significantly. The year-on-year percentage figures tell you something meaningful, but they are best read alongside the actual sold prices rather than in isolation.
Fowley Common Lane — up 67% year on year
Fowley Common Lane is the standout performer in the Culcheth data. Rightmove records an overall average sold price of £751,750 over the last year, which represents a 67% increase on the previous year. Detached properties on the lane averaged £910,125, with semi-detached homes averaging £435,000.
The individual transactions behind that figure are verifiable in the Land Registry data. The most notable was 35 Fowley Common Lane, a four-bedroom detached that sold for £1,150,000 in December 2025. That single sale significantly influenced the lane's average, though even without it the numbers here are strong. 40 Fowley Common Lane sold for £670,250 in October 2025, and 38 Fowley Common Lane, a semi-detached, sold for £435,000 in January 2026 against a 2018 sold price of £295,000.
Fowley Common Lane sits on the rural eastern edge of the village toward Glazebury, with larger plot sizes than the main village streets. It has always attracted premium values, but the last twelve months have seen that premium widen considerably.
Culcheth Hall Drive — up 25% year on year
Culcheth Hall Drive sits in the established residential heart of Culcheth and has recorded an average sold price of £757,500 over the last year, up 25% on the previous year. Recent sales confirmed in the Land Registry data include 3 The Old Courtyard at £825,000 in August 2025, 34 Culcheth Hall Drive at £825,000 in June 2025, 41 Culcheth Hall Drive at £622,500 in July 2025, 15 Culcheth Hall Drive at £632,500 in January 2025, and 35 Culcheth Hall Drive at £615,000 also in January 2025.
It is worth noting that Rightmove flags the current average as 18% below the 2023 peak of £920,000 on this road, which came from a £950,000 sale at number 64. The year-on-year movement of 25% reflects a bounce back from a quieter 2024 on the road rather than sustained linear growth. Nevertheless, properties here are consistently transacting between £600,000 and £850,000, which places Culcheth Hall Drive firmly among the village's most valuable residential addresses.
Twiss Green Lane — up 22% year on year
Twiss Green Lane is the road buyers most consistently ask about in Culcheth, and the data reflects why. The overall average sold price for the last year is £573,500, up 22% on the previous year. Detached homes averaged £700,000 and semi-detached properties averaged £447,000.
Sales in the last twelve months confirmed by Land Registry include 12 Twiss Green Lane, a three-bedroom semi, which sold for £447,000 in December 2025 against a 2011 price of £250,000. 16 Twiss Green Lane, a four-bedroom semi, sold for £490,000 in March 2025 against a 2019 price of £370,000. 18 Twiss Green Lane sold for £446,000 in February 2025. 43 Twiss Green Lane, a six-bedroom detached, achieved £405,000 in February 2025. And 102 Twiss Green Lane, a five-bedroom detached, sold for £700,000 in June 2025.
The lane also has active listings at the upper end of the market currently, with asking prices ranging from £750,000 to over £1,200,000 for the most exceptional homes at the far end of the road. The school proximity to Twiss Green Primary School, which sits directly on the lane, is a material factor in sustaining demand here.
What the data suggests overall
Three things stand out when you look across these streets. First, the growth is concentrated at the premium end of the village, on roads with larger homes, bigger plots, or specific school proximity advantages. Second, the volume of transactions on any individual Culcheth street in a given year is relatively small, which means the averages can shift significantly based on which particular properties happen to sell. Third, and most importantly for sellers, buyer demand in the £400,000 to £900,000 bracket in Culcheth is consistent and well evidenced, and properties that are priced and presented correctly are not sitting on the market.
If you own a home on any of these streets, or on comparable roads across the village, the realistic market value of your property in April 2026 is likely meaningfully higher than it would have been two or three years ago.
